I am no expert - but it works for me, with 40 bit but otherwise similar.

Some ideas:
   The ip's I want are in the same region as the tunnel IP awarded.
Are you really in the correct network? Can you ping the DNS machines,
192.168.10.1, if you put a route to it?

What happens if you route all your traffic to the tunnel? Can you see
the node you want then?
